Start The Rental Application Process

PRIOR TO APPLYING FOR ANY PROPERTY YOU MUST SEE THE PROPERTY FIRST!

APPLICATION FEES ARE NON-REFUNDABLE!

No application will be processed without these fees.

A link is provided for your convenience to pay those fees - $100 per adult (any person 18 or older)

Here is how the application process works:

What do we check?

  • Credit (rental collections and utility collections are red flags)

  • Rental history

  • Employment

  • Sexual offender websites

  • Background (extent determined by HOA/COA requirements)

Gross Income:

Gross income must meet or exceed 3 times the monthly rent to qualify for the property you are interested in. IE: You must have $3000 gross income (verifiable) in order to qualify for $1000 a month rental. If you must have a co-signer they will need to fill out the application with you or fill out a separate application at a later date.

What is verifiable income?

Copies of your last two (2) pay stubs or a letter from your employer on company letterhead will help in determining your income. Sometimes copies of your bank statement or your tax return, W2’s or 1099’s are necessary as well. Types of income include, Child Support, Spousal Support, SSI, Retirement and/or Disability, Wages, Parental Support and Student Financial Aid.

At the end of the application there will be a way to pay your application fee with a credit or debit card. The fee is $100 per person (any person 18 and older)(including cosigners)
